Tenant Fees

FEES BEFORE YOU MOVE IN

Tenancy Agreement (per tenant’s share)                    £180

Contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement.


Reference Fee                                                               £48 per tenant
Processing the application, associated paperwork and referencing.

Guarantor Fee                                                              £48 per guarantor
Covering credit referencing and preparing the Tenancy Agreement.

Deposit   Equivalent to six weeks rent (unless otherwise agreed)
This will be protected in a Government-authorised scheme and may be returned at the end of the tenancy.

DURING YOUR TENANCY

Tenancy Amendment Fee                                           £180
For example change of tenant. Contract negotiation, amending and updating your tenancy agreement and updating the Tenancy Deposit Scheme.

Renewal Fee (per tenant’s share)                              £180
Contract negotiation, amending and updating terms, producing new tenancy agreement or memorandum and updating the Tenancy Deposit Scheme

ENDING YOUR TENANCY:

Check out Fee Inventory Company charge will be dependent on size and content of property.

The cost of the Check Out will be passed directly to the tenant. Imperial Estate Agency will instruct an independent Inventory Company. Imperial Estate Agency does not make any additional charges for this.  The landlord will pay for the Inventory Make and Check In.

Unpaid Rent / Returned Payments Interest at 4% above Bank of England Base Rate from date due.

Professional Cleaning (if required), as per charge of the independent cleaning company.

This charge will be deducted from the Security Deposit if it has not been carried out at the end of the tenancy. Cleaning is only charged where professional cleaning is necessary to return the property to the same condition as at the start of the tenancy.
