Landlords Fees

Letting Only 10% of the rental amount contracted for the rental term.

  • Prepare particulars and market as may be necessary
  • When requested arrange for an EPC
  • Accompany all applicants to viewings
  • Negotiate the letting terms
  • Take up references on the Tenant
  • Prepare the Tenancy Agreement 
  • If required arrange for a professional clean and Landlords Gas Safety Certificate 
  • Arrange for the preparation of an inventory by an independent inventory clerk
  • Receive and hold deposit under the terms of the Tenancy Deposit Scheme
  • Provide the tenant with method of payment
  • Deduct any pre-tenancy invoices
  • Collect and remit the monies received
  • Deduct commission and other invoices
  • Make any HMRC deduction and provide tenant with the NRL8 (if relevant)

Please note we collect our entire fee in advance on the commencement of the Tenancy or any renewal or extension.

Letting + Rent Collect 12% of the rental amount contracted for the rental term.
As per Let service plus the following:

  • Collect and remit the monthly rent received.
  • Pursue non-payment of rent arrears.
  • Make any HMRC deduction.

Please note we collect our entire fee in advance on the commencement of the Tenancy or any renewal or extension.

Fully Managed 15%

As per Let service plus the following:

  • Pay outgoings as demanded – for example contractors invoices 
  • Generally deal with matters arising on a day to day basis
  • Collect and remit the monthly rent received
  • Pursue non-payment of rent and provide advice on rent arrears actions
  • Deduct commission and other works
  • Advise all relevant utility providers of changes
  • Undertake two inspection visits per annum and provide Landlord with a Report
  • Arrange routine repairs and instruct approved contractors (providing quotes)
  • Hold keys throughout the tenancy term
  • Make any HMRC deduction
  • Deposit Dilapidations Negotiations

Drawing up Tenancy Agreement                                              £180.00

Register landlord and tenant details and protect the security deposit with a Government-authorised Scheme Provide the tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of start of tenancy.

Additional property visits:                                                         £60                                                  
To attend for specific requests such as neighbour disputes; more visits are required to monitor the tenancy, or any maintenance-linked visit.

Submission of non-resident Landlords receipts to HMRC:    

  
Quarterly charge £120
To remit and balance the financial return to HMRC quarterly and respond to any specific query relating to the return from the landlord or HMRC.  

Inventory Make:

Inventory Company charge will be dependent on size and content of property. The cost of the Inventory Make will be passed directly to the Landlord.  Imperial Estate Agency will instruct an independent Inventory Company and Imperial Estate Agency do not make any additional charges for this.

Refurbishments Service 12% of total cost

To advice and project manage major works. This includes arranging access, quotes, assessing costs with contractor; ensuring work has been carried out in accordance with the specification of works. Retaining any warranty or guarantee as a result of any works.

Void Periods

Overseeing works during void periods minimum payment £600.

Same Fees apply on Renewals and extensions on all services. On Renewals Imperial Estate Agency will conduct a Re-evaluation of current rent in accordance current market conditions and negotiation of the renewal rent. Amending and updating terms, arranging a further tenancy and producing a Memorandum of Agreement.
